Terms and Conditions


We’re delighted you’re considering a stay at Oakgrove Cottage in Brockweir. Our aim is to make your visit as comfortable and enjoyable as possible, so here are a few simple details to help everything run smoothly.

Price

Your stay includes towels, bed linen (for a double bed), electricity, heating, hot water, and cleaning—so you can simply relax and enjoy your time here.

Payment

A deposit of £150 per week is required to secure the booking. The balance is due 6 weeks before the start of your holiday. Payments can be made by bank transfer. Credit and debit cards are accepted using the online booking facility.

Cancellation and Insurance

We understand that plans can sometimes change. Once your booking is confirmed, it forms a contract and the deposit is non-refundable. If you need to cancel and we’re unable to re-let the cottage, the full balance remains payable.
If we are able to re-let the dates, we’ll refund any balance you’ve paid (less a £50 administration fee).
For peace of mind, we strongly recommend taking out holiday cancellation insurance, which is often included with some bank accounts or travel policies.

Non-availability of Accommodation

In the unlikely event that the cottage becomes unavailable due to circumstances beyond our control, we will do our best to offer an alternative date. If this doesn’t suit you, all payments made will be fully refunded. Our liability would not extend beyond this.

Arrival

Your accommodation will be available to you from 4pm This allows us time to prepare the cottage to a high standard for each guest. If you need different times, please just ask—we’ll always try to help where possible.

Departure

Please be ready to leave the accommodation by 10am on the day of departure, unless otherwise arranged. Please try to leave the accommodation as clean as possible, and follow the Covid protocols for collecting your dirty laundry to leave for the cleaner. If you have made use of any further service for which payment has not been made during your holiday, we will provide you with an invoice which is payable on departure.

Damages and Breakages

Accidents do happen—please just let us know as soon as possible. We don’t usually charge for minor breakages, but significant damage may need to be repaired or replaced. An additional £20 may be charged if damage is not reported.

Fire Prevention

For everyone’s safety and to meet insurance requirements, we don’t allow candles or other naked flames inside the cottage.

Battery Recharging

To reduce fire risk, we ask that personal electrical items (other than everyday essentials like phones and laptops) are not brought into the cottage. Please only charge devices while you are present.
Unfortunately, we’re unable to offer electric vehicle charging on site, and extension leads must not be used for this purpose.

Liability

We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment.

Data

Any data collected during the course of this booking may be kept on computer.
